By accessing, downloading, installing, or using Property M.O.B.  Services, whether or not you become a registered user (“User”, “You”, “Yourself”, “Your”), You agree to be bound by these Terms, which You acknowledge that You have read and understood.

We reserve the right, at Our sole discretion, to change, modify or otherwise alter these Terms at any time. You must review these Terms at https://www.propertymob.com/terms-conditions/ on a regular basis to keep yourself informed of any changes.

Virtual Technologies LLC (DBA “Property MOB”) can not and does not make any guarantees about your ability to get results or earn any money with our ideas, information, tools, or strategies. What we can guarantee is your satisfaction with our training. We give you a 30-day 100% satisfaction guarantee on the products we sell, so if you are not happy for any reason with the quality of our training, just ask for your money back.

You should know that all products and services by our company are for educational and informational purposes only. Nothing on this page, any of our websites, or any of our content or curriculum is a promise or guarantee of results or future earnings, and we do not offer any legal, medical, tax or other professional advice.

Any financial numbers referenced here, or on any of our sites, are illustrative of concepts only and should not be considered average earnings, exact earnings, or promises for actual or future performance. Use caution and always consult your accountant, lawyer or professional advisor before acting on this or any information related to a lifestyle change or your business or finances.

You alone are responsible and accountable for your decisions, actions and results in life, and by your registration here you agree not to attempt to hold us liable for your decisions, actions or results, at any time, under any circumstance.

  • Virtual Technologies LLC offices are open Monday – Friday 9a.m. -– 3p.m. EST
  • We close for all USA government observed holidays

This policies and procedures applies to all Property M.O.B. products sold on this site or any other site owned by Property M.O.B. that includes a link to this page.

Billing Address

  • Billing address must be the same as the shipping address. Due to credit card procedures, we cannot ship to a different address than we bill to.

3. Returns and Cancellations

Returns & Subscription Cancellations, Trials, and Products

Your Property M.O.B. membership, which may start with a free trial, will continue month-to-month unless and until you cancel your membership or we terminate it. You must have Internet access and provide us with a current, valid, accepted method of payment to use the Property M.O.B. service. We will bill the monthly membership fee to the payment method used when signing up unless updated or changed by the subscriber. You must cancel your membership before it renews each month in order to avoid billing of the next month’s membership fees to your Payment Method.

Cancellation requests must be submitted through the Member Site! Any requests that are sent through email may take 2-3 business days to process, and the cancellation date will not become effective until the date our staff process the manual cancellation.

Trial Subscriptions: Your Property M.O.B. membership may start with a trial. The trial period of your membership lasts for 30 days, or as otherwise specified during sign-up. For combinations with other offers, restrictions may apply. Trials are for new and certain former members only. Property M.O.B. reserves the right, in its absolute discretion, to determine your trial eligibility. All Trial subscriptions are NON REFUNDABLE.

Monthly and/or Yearly Subscriptions: NO REFUNDS will be given for membership. Even if you request a cancellation of membership ONE DAY after your billing renewal date, the membership fees are non-refundable. We will gladly cancel your membership at any time and not bill you any longer.  But no refunds are given for Membership for ANY REASON.

  • Refunds will not be given to any one customer for one specific product more than once. There is an unlimited amount of orders that a customer can place for one specific product, but the money back guarantee is void after a customer has used it for one specific product more than once.

Virtual Assistant Services

  • There is a MINIMUM of 10 hours per week to use one of our Virtual Assistants. There are no exceptions.
  • The hourly rate for our Virtual Assistants is $7.95 per hour. You’ll be charged for the first week and the last week of service in advance, and then every week thereafter.
  • If the payment fails, then your VA will be advised NOT to report to work until the billing method has been resolved.
  • If the VA goes over on the time allotted for the week, then the difference will be accumulated and charged to your account once per month. For example, if you pay for 20 hours, but the VA works 22 hours, you’ll owe the difference of 2 hours.
  • There is a MINIMUM 7 day notice of cancellations. All Cancellation requests must be confirmed by a member of our staff in writing.
  • Digital Downloads and Training Courses
  • You have THIRTY (30) Days from the date of the original purchase to review the training and preview any digital course (not including any one on one or personal coaching). Any refund requests after the THIRTY (30) DAY time limit will not be processed.
  • One on One Mentoring or Coaching Services 
  • There are NO REFUNDS on any coaching program, including but not limited to The Key,  Bad Ass Real Estate Wholesaling Training, or any other coaching or mentoring program provided by Property M.O.B. 
  • Godfather CRM, Zoho CRM, Customization Services. 
  • If you’re requesting a refund for Godfather CRM or Zoho CRM Customization Services, our team will first try to resolve your issues with a training call, before any refunds are issued. Then, if you’re still not satisfied, we’ll refund 100% of your setup fee once you send us proof that your Zoho CRM count has been permanently closed with thirty (30) days after initial purchase/customization. NO REFUNDS will be made on subscription fees.
  • Live and/or Virtual Events
  • All live events and or/virtual events are non-refundable.
  • Intellectual Property
  • You agree that Property M.O.B.  services, graphics, user interface, audio clips, video clips, editorial content, templates and the scripts and software used to implement Property M.O.B., contains proprietary information and material that is owned by Property M.O.B. and/or its licensors, and is protected by applicable intellectual property and other laws, including but not limited to copyright.
  • You agree that you will not use such proprietary information or materials in any way whatsoever except for use of the Property M.O.B. in compliance with this Agreement. No portion of the Property M.O.B. products and Services may be reproduced in any form or by any means, without expressed written permission from Property M.O.B..
  • You agree not to modify, rent, lease, loan, sell, distribute, or create derivative works based on the Property M.O.B. Services in any manner, and you shall not exploit the Property M.O.B.  brand in any unauthorized way whatsoever, including, but not limited to, by trespass or burdening network capacity.
  • Notwithstanding any other provision of this Agreement, Property M.O.B.  and its licensors reserve the right to change, suspend, remove, or disable access to any Property M.O.B. products, content, or other materials comprising a part of the Property M.O.B.  brand at any time without notice.
  • Personal Checks
  • All checks are held for 10 business days. Orders placed with a check will be held for 10 business days. Once 10 business days is complete, the order will be released and shipped.
  • All returned check will be charged a $25 USD return check fee.
  • Counter checks will not be accepted.
  • Checks and money orders must be sent in US funds.

  • To request a refund, send an email to support@propertymob.com and explain the product that you’re requesting a refund for, and the reason you want a refund.  Allow 7 to 10 Business days for the refund to be processed.
